Estimate Building Costs on a New Home in Southern California

Summary: Estimate construction costs for building a new home with a great room and vaulted ceilings in Southern California.

This is an attractive 4 bedroom, 2 bath ranch style house plan with a lot of nice features, yet it is only 1,412 sq. ft.
The front porch measures Approx. 27’ x 6’.

This plan as shown is with a full basement, but it can be easily modified for slab construction to save money or to accommodate a high water table.

I estimated the cost to build with a concrete slab foundation, as that is the typical foundation in San Bernardino, California.

Lifestyle Features: great room, suited for view lot, covered rear porch, vaulted ceiling, eating bar, covered front porch, unfinished/future space, split bedrooms & walk-in closet

To estimate cost, I’ll use the cost to build calculator found on my “Getting Started” page. For input data I

Most spend $1,893 to $11,180, or $5 to $12 per square foot for consultation, design work, management, and furnishings.

Ultimately, a home designer charges based on what the client needs and their fee structure—a fixed rate or per room, by square feet, per hour, per day, per furnishing, or as a marked-up percentage of a contractor’s or builder’s charges (if working in tangent with a general contractor).

Maui Construction Costs – Maui Real Estate

Posted on

Billy and I recently had the chance to hear Thomas Cook of TMC Construction talk about building costs on Maui. In general, Maui and Hawaii are always going to have higher construction costs than most mainland locations. Our higher construction costs are due to our location and labor costs. Transporting materials for construction is going to be higher since almost all of our materials are being shipped over considerable distances. The labor costs can be attributed to the state of the local construction industry. Needless to say, the real estate boom that occurred over the last 5 years has kept the islands contractors very busy. As a result, many are working well over 40 hours a week necessitating overtime pay. Cook indicated that overtime pay is part of the increase in labor costs, the other part can be attributed to an expanded labor pool. The high demand for construction workers

Natural Gas: Based on the utilities’ natural gas filings at the Department of Public Utilities (DPU). DOER estimates that the projected natural gas price this winter will increase to an average $14.80/MMBtu ($1.48/therm) compared with $14.20/MMBtu ($1.42/therm) last winter. Consumption of natural gas is expected to increase about 6.3% due to forecasted slightly colder winter temperatures than last year as well as impact of COVID-19.  Prices in the Northeast, particularly New England, have been among the highest in the country in recent years due to pipeline capacity constraints that limited delivery of natural gas into the region. However, increased pipeline connectivity along with relatively low prices globally for LNG, which is an additional source of supply in New England, have helped bring residential natural gas prices in the Northeast closer to the U.S. average.

Heating Oil:  Prices for heating oil are expected to average 19% less than last year, lowering

The 5 to 15% rule is widely held as the gold standard in helping homeowners estimate and budget the correct amount for remodels. This rule holds that the entire remodel should cost no less than 5% of the current value of the home — and no more than 15%. This is because spending less than 5% may result in a lesser home value, while a homeowner is unlikely to recoup an investment of more than 15% in a resale.

Some other tips to follow when budgeting and estimating for a kitchen remodel include:
  • Consult with the remodeler about how your costs will be separated among projects. Keep in mind that labor will take up 20% to 35% of the budget.
  • 20% of your budget needs to be set aside for unexpected costs.
  • Prioritize what you want done during the remodel, in

Prep and Repair Costs

Before you begin a painting project, your professional painter will assess your walls, trim, and ceiling for necessary repairs. The more pre-work that’s done, the better the end result will be. Prep work includes wall patching, sanding to repair previous poorly-layered paint jobs, door trim and baseboard caulking, spackling and more.

If you can tell extensive prep work is needed prior to painting, ask the painter to charge
