Miami Beach – Beach House Vacation Rentals Florida

Posted on

Vacationers face a number of choices when it comes time to plan a family vacation, yet one of the best destinations for sun-loving families seeking summer fun is undeniably Florida. The Sunshine State boasts a wealth of amusement parks, a celebrated culinary scene and some of the most beautiful beaches in the world. Travelers hoping to catch some rays and enjoy the Floridian lifestyle may want to book a beach house vacation rental in the Southern City of Aventura.

Located within Miami-Dade county and just a short drive from Miami itself, Aventura (which means adventure in Spanish) takes its name from a comment made during the city’s construction. One of the developers remarked to his friends, “What an adventure this is going to be,” and the town got its name.

Tax Tips For Selling Your Florida House!

Posted on

Are you thinking about the tax consequences for selling a Florida house?

Selling real  estate often means big sale proceeds. Unfortunately, huge portions of your cash may need to be paid to the government. The tax implications of your home sale may be the determining factor on whether you should sell at all.

Think ahead. You don’t pay taxes immediately upon the sale. Tax obligations are due in April. If you spend the proceeds before tax season, you could find yourself unable to pay the tax debt.

Get all the tricky issues straightened out before you conclude the sale.

This blog tackles a few tax tips regarding selling your Florida property, including the “Capital Gains Tax Exemption”, reporting issues, the first-time homebuyer credit, and selling cost deductions. For specific questions, of course, consult with a qualified accountant or the state/federal taxing agencies.

I was hoping you could help me determine the cost to build in Broward County Florida (zip is 33325).

I have purchased an acre lot and am eager to start building but want to make sure I am budgeting properly.

Thanks for your expertise! David

Hi David, You didn’t give me much to go on as to what size and style house you were planning to build, so I chose a house I found on houseplansandmore.com that I liked.

It has a stucco veneer, 3 bedrooms, 2/1/2 baths, and 2,324 square feet of living area and a nice floor plan. Houseplansandmore.com has this to say about Florida house

Wesley Mansion – Florida

The Florida Panhandle was once covered in virgin forest, Garden Fountain - Eden Gardens State Park, Florida with thick stands of longleaf pines and hearty cypress. Here in the Panhandle, about halfway between today’s Fort Walton and Panama City, William Henry Wesley set up a lumber company during the late 1800s. The operation utilized the area’s dense forests and took advantage of nearby access to Gulf of Mexico ports to transport lumber. A small city grew up around the mill, with crews and their families living in 20 company owned houses.

The Wesley House, located in Point Washington, is all that’s left of the Wesley timber business. The 5500 square foot mansion is the centerpiece of Eden Gardens State Park, a wonderful reminder of the region’s past history. The 163 acre park, preserving the Wesley home and surrounding gardens, is bordered with old oak trees draped in Spanish moss. Built of southern yellow pine, the mansion is surrounded
